I’m in my early 30s and pretty much all of my friends from high school are either living with their parents still or are living alone and struggling. I don’t know anyone my age who has a comfortable life with a house and can pay all their bills. We all came from middle class suburban families. Most of us went to college. We ate our veggies and prayed to Jesus.

And I know way more people are even worse off. Homeless camps are set up at every overpass in my city. It was rare to see a homeless person where I live when I was a kid. Now they’re everywhere. It can’t be their fault. It’s not a “bootstraps” problem.

I get the sense something really big is about to go down. Housing and cost of living is off the charts expensive. You need at least 2 high paying incomes to buy a house now. Corpos snatch them up and rent them out at a huge markup.

There is no way any of this is sustainable. Everyone pretends they’re fine. No one is actually fine except for the boomers with juicy pensions who pretend like they’re just better at working than everyone else.

Part of me wishes the collapse would start now so we can get it over with. But I know it won’t be pretty. I wish there was a way to salvage everything without anything catastrophic happening. But I’ve thought about it back to front. There’s no other way. There just isn’t.

Nonsense. You can still find lower cost homes out there......they may not be all that nice or in great neighborhoods, but they're a start.

The housing shortage in the United States, a problem that has persisted for decades, has become even more acute since the start of the coronavirus pandemic. The country has somewhere between 3.8 million and 5 million fewer housing units than it needs, according to various studies of the market over the past two years. That imbalance has driven home prices to record levels, which has in turn strained family budgets, exacerbated homelessness and made homeownership unattainable for a large share of the millennial generation.

Experts point to a number of reasons that the housing supply isn’t keeping up with demand, but one in particular has become a primary target for reformers: single-family zoning. Single-family zoning is a regulation that makes it illegal to build anything other than an individual, detached home on a plot of land — meaning dwellings like townhouses, apartments and duplexes that can house multiple tenants aren’t allowed.

Originally introduced in Berkeley, Calif., in 1916 as a means of preventing a black-owned dance hall from opening, single-family zoning became increasingly popular — though divorced from its explicitly racist origins — as more Amercans moved to sprawling suburban cities across the country. Today, many of the country’s major urban areas reserve 75 percent or more of their residential land exclusively for stand-alone, one-family homes.

Recently, lawmakers in blue states and cities have moved to roll back zoning rules in hopes of spurring more development. Minneapolis became the first major city to ban single-family zoning in 2019. That same year, Oregon passed a similar law statewide. Perhaps the most significant change came in California where the median home price is estimated to exceed $800,000. A new law that eliminates single-family zoning across the entire state went into effect on Jan. 1. None of these reforms make it illegal or even more difficult to build a stand-alone house, they simply remove barriers that prevent any other type of dwelling from being built.

Why there’s debate
Advocates for eliminating single-family zoning say it's the most important step toward addressing the housing shortage, since any other programs to spur more development would be moot if there’s no land to legally build on. Supporters say eliminating what they often refer to exclusionary zoning would have wide-ranging benefits beyond just creating more housing stock, including reducing racial segregation and closing the racial wealth gap, boosting job opportunities in urban areas and reducing climate impacts created by suburban sprawl.

Many conservative opponents of these reforms, including former President Donald Trump, have portrayed them as a “war on the suburbs” that would bring big-city problems to quiet communities while doing little to address the underlying causes of the housing shortage. Some argue that financial incentives, not coercive new laws, are the best way to spur development.

A lot of pro-housing advocates also have doubts about how much of an impact zoning reforms on their own will make. They argue that most of the new laws are riddled with exceptions that limit their scope and few also address the long list of other ways that local governments can prevent dense housing from being built — like minimum lot sizes and parking requirements. Some on the left make the case that the only way to increase housing supply at the pace that’s necessary is through strict mandates that require cities to build a certain number of housing units and impose heavy financial penalties on those that don’t.

I think it's long past time we came up with a successful formula for most cities when it comes to industrial space, commercial property and housing both in R1, R2 and the rest. But we'd probably disagree on how much rental property should be made available. 

I am against HOAs and covenants for the most part. If you keep a clean home, why should I care if you have 4 cats? But then again, I could argue as a RENTER, who do you think you are demanding to dictate to the landlord what you can or can;t do with their property? The problem you've got is all the renters who are not responsible and clean. THEY ruined it for you. Why blame the landlord?

A wealthy Silicon Valley town indefinitely paused affordable housing projects after declaring itself a habitat for mountain lions.

A clause in California's new housing law, SB9, prohibits building on land that is a habitat for endangered species.

"Given that Woodside – in its entirety – is habitat for a candidate species, no parcel within Woodside is currently eligible for an SB 9 project," a town council memo said.

A wealthy town in Silicon Valley has declared itself a "mountain lion habitat" in order to halt new affordable housing projects in the area.

The state's new law, known as Senate Bill 9, allows up to four housing units to be built in a single-family lot, but Woodside, California blocked the building of new housing projects.

In a January 27 memo, the town declared that all housing projects started under SB 9 would be indefinitely paused as of January 25 after a petition to consider Woodside a habitat for mountain lions — a species that is a candidate to be considered endangered in the state — was brought before the town council.

The town council was able to identify a clause in SB 9 that prohibits building on "land identified as habitat for protected species," according to the memo.

"Given that Woodside – in its entirety – is habitat for a candidate species, no parcel within Woodside is currently eligible for an SB 9 project," the memo reads.

The town's mayor, Dick Brown, told The Almanac that it is "not the Woodside way" to prioritize housing over habitat for endangered species.

"We love animals," he said. "Every house that's built is one more acre taken away from [the mountain lions'] habitat. Where are they going to go? Pretty soon we'll have nothing but asphalt and no animals or birds."

He added, though, that the town is looking for alternative options for affordable housing.

Ken Paglia, a spokesperson for The California Department of Fish and Wildlife confirmed to Insider on Thursday that "mountain lions can and do use a lot of the area immediately adjacent to Woodside," and it is "probably mountain lion territory." However, Paglia said, it is up to the California Fish and Game Commission to determine whether the area is an "Evolutionarily Significant Unit," or ESU.

The petition has been presented to the commission, but he said the panel has yet to make a ruling on whether it considers Woodside to be an ESU for Mountain Lions — a decision that will officially determine if the town is territory for the species.

After a month of protesting, George Lucas finally responded to the plea of his co-residents in Marin County. Instead of building a studio, Lucas used the land to build affordable housing in one of the wealthiest counties in the United States.

What Was George Lucas’ Original Plans?
Before George Lucas purchased the thousand-acre land in Marin County, Grady Ranch was labeled by the zoning committee as a residential lot. The company sold it so that they could use it as so. But Lucas had another plan.

He wanted the space so he could build the Lucasfilm Production Studio. What he didn’t expect was the outrage of his neighbors and other co-residents of Marin County.

The level of bitterness and anger expressed by the homeowners in Lucas Valley has convinced us that, even if we were to spend more time and acquire the necessary approvals, we would not be able to maintain a constructive relationship with our neighbours.

After a month of protests, the two sides came to an agreement. The Marin Community Foundation announced that they would be working alongside Lucasfilm on a massive housing project.

One major thing, merh...........you've been against getting rid of the millions of Illegals for years........but THAT is clearly an easy and quick ANSWER to the housing shortage. But I know, many people do not like easily identifiable problems solved.

I do recall that story from years ago........and even applauded Lucas at the time. You'll remember I'm in favor of the property owner deciding what they do with their property.

Am I shocked it never got done? Nope. Cuz that's what Govt and committees and people 'working together' so often results in.

San Diego is known for its perfect weather and diverse scenery, but its costing renters and homeowners a pretty penny. A study reports San Diego is climbing to be the nation's most unaffordable housing market. KPBS reporter Tania Thorne tells us more.

A recent report by a Texas company suggests San Diego tops the list of the nation’s most unaffordable housing markets. The report, conducted by OJO Labs, looked at median home prices and local incomes.

The median home price in San Diego rose 14.3% in January to $764,000.

When OJO looked at the median home price and local incomes, the two factors pushed San Diego’s unaffordability score to the top of the list, surpassing San Francisco.

“We’ve also seen a major deterioration in the affordability of home ownership in San Diego which is not particularly affordable to begin with … but it got a lot worse during the pandemic,” said Jeff Tucker, a senior economist with Zillow.

Tucker said household incomes aren’t increasing as fast as home prices.

“Not yet seeing the major increases in salaries and incomes to match that increase in the cost of homes," Tucker said. "That’s why as a share of people's income, the cost of home ownership in San Diego is getting wildly unaffordable right now.”

Christopher Thornberg with Beacon Economics said affordability isn’t the root of the conversation, it's the lack of housing supply.

Median rents for two-bedroom units saw the first monthly decline in over a year; rent growth for one-bedroom units plateaued; only studio units saw continuing growth in December.
Rent by size: Studio: $1,462, up 18.6% ($230) year-over-year; 1-bed: $1,651, up 19.3% ($267); 2-bed: $2,003, up 19.1% ($320).

Yet in the table of 50 largest metropolitan areas it says median rent for a 2 bedroom is $3,350.

So in one place it says $2003/mo is the median, yet another spot says $3350/mo is the median?

This is such a chicken/egg conversation.

You guys actually think you can pass another law mandating wage increases........and then everything is fixed? But you ignore what artificially raising those wages actually does? You ignore how people that make much more than you or I are still smothered in debt of their own making?

He lives off taking out loans on his company shares.

Companies paying CEOs ginormous bucks?
Maybe it all needs to swing back the other way.
Why is paying a decent wage such an impossible idea?

I was thinking about people like him..........THAT's about the only way I see a decent dent getting made in the housing shortage (aside from booting all the Illegals, of course)

Where's Bill Gates or Buffet or any of those others just plain building new neighborhoods?

You know how it swings back responsibly? People starting up more of their own businesses/co-ops.

Because the notion of what a 'decent wage' these days is flat out ridiculous. Some Americans make much more than you or I.......a decent wage.......and STILL live paycheck to paycheck.

What if California's 'housing crunch' doesn't really exist?

In some parts of California, there is definitely a housing crunch: small supplies of homes for sale, prices that escalate even when population has apparently stabilized and high prices that exclude most Californians as buyers.

But a massive, multi-million-unit shortage? Maybe not. At least, so suggests a scathing springtime report from the non-partisan acting state auditor.

“The (state) Department of Housing and Community Development (HCD) has made errors when completing its needs assessments because it does not sufficiently review and verify data it uses,” the report deadpanned

Maybe that’s why as he campaigned in 2018, Gov. Gavin Newsom insisted California would need 3.5 million new housing units within eight years just to keep up. That would have been more than 400,000 homes, condos and apartments every year, all supposedly getting snapped up as increased supply caused prices to fall.

None of this has happened. Housing construction never has topped 110,000 units per year during Newsom’s tenure, and a good share of those stand vacant. Newsom’s administration now says California needs 1.8 million new homes by 2030, a huge drop in his needs assessment after less than four years. What happened to the other half of what Newsom said was needed? Maybe the need never existed.

Those earlier numbers stemmed in part from expert estimates that California’s high growth would continue indefinitely. We now see that is not automatic. Fewer newcomers mean less need for new homes.

But the auditor’s report suggests even the 1.8 million housing units Newsom now says are needed by 2030 may be a gross exaggeration. One look at all the vacancy signs on apartment buildings and condominiums in major cities informally suggests this. But HCD does not lower its estimates of need.

The department’s regional need figures, in turn, produce threats of lawsuits from appointed state Attorney General Rob Bonta against city after city, demanding they grease development permits for hundreds of thousands of new units. The demand against Los Angeles, for example, is that it immediately OK about 250,000 new units. It’s as if Bonta has not seen the auditor’s report indicating the figures he uses are flawed. If he hasn’t read it, he is incompetent. If he has, he is dishonest.

How real are the numbers on which the estimates and the resulting legal threats rest? Here’s a bit more of what Auditor Michael S. Tilden reported in a dramatic document so far studiously ignored by politicians:

“HCD does not have adequate review processes to ensure that its staff members accurately enter data that it uses in the needs assessments.”

Which means leading state officials continually spout unsubstantiated, possibly phony, estimates of housing need. This should discredit any lawsuits Bonta threatens against cities.

For the auditor’s finding means the state housing agency estimates have no proven basis.

All this is vital to California’s future because the estimates are already forcing cities to approve much more housing than they need, reacting to lawsuit threats and the possible accompanying loss of millions in state grant money.

That, in turn, could produce future slums, or at least thousands of future short term rental and temporary corporate housing units. But it won’t help prospective home buyers get into markets where the median price now tops $800,000, in part because construction of just one average California unit costs more than $500,000.

The auditor in effect says that when Newsom and Bonta cite housing need figures, they essentially spread fake news.

For sure, when the state bases policy on unreliable or imagined information, it can do great harm. Just that appears likely soon, as passage of laws like the densifying 2021 measures known as SB 9 and SB 10 rested completely on HCD’s unsound information.

Far better would be for the state to concentrate instead on making housing out of converted office space vacated during the pandemic. That, at least, would not ruin any current neighborhoods.

In short, California will suffer irreparable long term harm if it keeps basing housing policy on false or unreliable information.
